Every location tells its own story – and deserves solutions that do it justice. Renewable energy, future-oriented construction, alternative mobility options and certified management systems support high-quality and responsible operations. This creates shopping destinations that blend in perfectly with their surroundings and retain their value in the long term.

Hydropower
4 GWh of hydropower per year: SILLPARK Innsbruck harnesses the energy of the River Sill.
With its own hydropower station, the shopping destination meets a large proportion of the center’s energy requirements. The modernised facility combines energy generation, efficient cooling and resource-saving technology in a single location – including an ecological fish ladder.
Geothermal energy
650 energy piles up to 70 metres deep: ATRIO Villach uses geothermal energy for heating and cooling.
Geothermal energy covers a large proportion of the energy requirements and supports resource-efficient operations. ATRIO has already received international recognition for this forward-looking energy concept. MAX.CENTER Wels and VARENA also rely on energy generated from geothermal sources.
Photovoltaics
From Prague to Ljubljana: 48,000 m² of photovoltaic panels are already installed on 15 shopping center roofs in Austria, Italy, Slovenia and the Czech Republic. SES is consistently expanding its photovoltaic capacity. In Austria and Slovenia, we are already meeting our energy target as a result. The roof of VARENA is home to the SPAR Group’s largest PV system to date – with a capacity of 1,353 kWp. Since 2018, SES has invested more than 10 million euros in the expansion of solar power.
100% green electricity
SES sources 100% green electricity for the communal areas of its centers in Austria, Italy and Slovenia.
Recycling of valuable materials
Waste separation makes an important contribution to resource conservation and climate protection. That is why we have introduced a three-stream waste separation system in our shopping centers for paper, plastic and residual waste, which is actively used by visitors, center management and retail partners. Our aim is to collect recyclables as separately as possible and to reduce the volume of residual waste. Our residual waste weighing systems provide additional incentives for our retail partners: less residual waste means more recycling, lower disposal costs and a better environmental footprint.
Reusing building materials
Recycling of recyclable materials right from the construction phase: at S-PARK Varaždin in Croatia, 25,000 out of 32,000 m³ of demolition material from the former Varteks textile factory were recycled and used to create an embankment approximately 1.10 metres high. This saved up to 2,000 lorry journeys, reduced particulate matter and noise, sped up the construction process and saved costs.
Biotopes and green spaces
We create and maintain our own biotopes, such as at FISCHAPARK and next to VARENA, as well as ample green spaces – to this end, we also utilise our rooftops in some centers.
Demand-based climate control
We cool and ventilate our malls according to actual demand: the more visitors there are, the more cooled fresh air is supplied. This demand-based ventilation system avoids unnecessary energy consumption. With the so-called „Cheap-Air system“ we can reduce the energy used for climate control by up to 50 per cent.
