aspern Seestadt Vienna is one of the largest urban development projects in Europe. Today, it is home to nearly 8,000 people and employs more than 4,000. Living spaces for more than 25,000 inhabitants and up to 25,000 jobs will be created by 2030.
In 2012, the City of Vienna chose SES as its partner for the retail part and commissioned the development of a local supply concept for the district, as well as with the marketing of the spaces and the management of Austria’s first managed shopping street in aspern Seestadt. SES entered into a joint venture with Wien3420 aspern Development AG in order to ensure the best possible local supply concept as well as the needs-based retail, gastronomy, and services mix.

2015 saw the opening of the first 14 shops in part 1 of Seestadt. Additional shops were opened at Seeparkquartier, Seestadt’s new business quarter, in 2019/2020. Today the shopping street features 30 stores and around 8,000 m² of retail space. By 2030, an expansion to the north will create an additional around 20,000 m² of retail spaces in aspern Seestadt. The concept development and management of the retail spaces in the northern part of Seestadt is also being handled by SES.

Q19 in the Vienna district of Döbling is adjacent to the heritage-protected building of a former cigar factory dating back to 1909. The shopping center is impressive evidence of how modern architecture and historic buildings can be combined to form a harmonious arrangement. In the heart of the Döbling district, a shopping quarter was created that comprises nearly 15,000 m² of GLA, including light-flooded interior rooms, a unique ambiance, and mixed-use facilities, and combines shopping, culinary experiences, leisure, and work. A medial center, a car care station, a gym, and offices make Q19 an exemplary project in terms of district vitalization, as well as a traditional commercial site and a shopping and communication hub: Just after its opening, Q19 and its surroundings became a vibrant meeting place in the heart of Vienna’s 19th district. Today, it attracts visitors from a large catchment area, while at the same time serving as the region’s popular neighborhood center. The center is operated with a particular emphasis on ecological aspects. During the planning phase, special attention was given to saving energy and preserving resources, and the center was equipped with state-of-the-art building technology.

Shopping Magnet at Mariahilfer Straße in Vienna

The traditional Vienna GERNGROSS property is located on Austria’s most frequently visited shopping street: Mariahilfer Straße in Vienna. GERNGROSS is one of three former department stores at Mariahilfer Straße. Historically, it is a popular commercial site, which is operated as a shopping center today. In 2019, the center celebrated its 140-year anniversary. It has been expanded to include 31,000 square meters of leasable area, spread over seven floors.

At the highly frequented corner of Kirchengasse and Mariahilfer Straße, and with a connection to the U3 underground train, the center offers a wide range, including 40 strong brands. GERNGROSS is an urban meeting place in Vienna’s 7th district and enjoys great popularity with the people who live and work in the area. Following a complete refurbishment, the traditional department store was reopened in fall 2010. In 2014, its owner, Deka Immobilien, commissioned SES with the center management.

When WEBERZEILE in Ried im Innkreis was opened in 2015, a new benchmark was set. The shopping center blends in with the city via its architecture and location, and it creates viable commercial structures on site. SES opened the downtown shopping center at a traditional retail location, which is within walking distance to the historic city center of the Upper Austrian regional capital. The center’s name reflects its roots: The road on which WEBERZEILE is located today bore the same name as early as the 18th century, which translates to “Weaver’s Road” in English. Then, the street was mainly occupied by members of the textile dying trade as well as linen weavers, who shaped the city and its inhabitants for many centuries. Today, WEBERZEILE honors its roots and builds a bridge between tradition and the modern world. From the beginning, WEBERZEILE and the city center of Ried engaged in constructive cooperation in order to create a meeting point that inspires people. One of the synergies thus created is the joint gift certificate: the “Rieder Schwanthaler Zehner”. In 2020, WEBERZEILE commissioned its own 520 kWp photovoltaics system on its roof, generating its own, sustainable solar energy and reducing nearly 128 tons of CO2 in the process.

CITYPARK Graz ranks among Austria’s most tradition shopping centers. It was first opened in 1971 and continues to be a fixed point in the Graz retail landscape and a visitor magnet in the heart of the city. Since its refurbishment in 2002/2003, the shopping center has boasted a GLA of 40,000 m². Brand shops, food & beverage offers, including a roof terrace with a view of Graz, numerous events, and the ZEHNER gift certificate are particularly attractive for customers.

SES took over center management in 2010 and, in 2013, was commissioned with the refurbishment of the site, which it completed in 2015. The refreshing architectural concept of CITYPARK Graz comprised a new facade, trendy shops, and a revised traffic concept, including adapted parking decks. Modern architecture, combined with a feel-good atmosphere, guarantee an urban shopping experience in the most traditional shopping centers of the Styrian capital.
